Building Regulations
Building regulations are in favour of garden buildings which are of a certain size and contain no sleeping accommodation. They will not normally apply providing the floor area of the building is less than 15sqm.
If the floor area of the building is between 15sqm and 30sqm you will not normally be required to apply for planning permission providing that the building is at least one metre from any boundary and is constructed of non-combustible materials.
Planning requirements are determined by where the building is to be located and what you intend to use it for. It is possible that planning permission may be required, but this is not always necessarily so. There are certain circumstances, such as extended family use, where a Local Authority may agree to the siting of a building under the rules of permitted development.
